A slice of property that wasn’t within the city limits on the Nathan Dean Parkway corridor is coming in, and new development is going up next to Arby’s in Rockmart in the coming months.
City Council members voted unanimously to approve the request to annex the around four acres of land next to the Arby’s to come into the city limits, since it wasn’t already technically part of Rockmart at the moment.
A presentation on Tuesday evening from Kirk Farrelly of Capital Growth Buchlater Inc., a representative of LCC Properties, provided City Councilmembers during a public hearing an explanation of the plans for the strip of land. (Update: got our answer, and updated. — Editor’s note: despite the recording available, we couldn’t quite hear the gentleman’s name clearly enough to make a stab at including it. We will add it ASAP when we get a note back from the city on spelling. -KtE)
LCC Properties will be brought into the city proper, and have the permission they need to move forward with new development. They plan to extend Felton Drive past the Arby’s location and onward to service the adjacent land, per Holly Langley, the Community Development Director for the city.
A four-unit commercial building will be taking up the first phase of development along the strip, with additional pads being prepared for additional building as leasing space in the unit is filled. LCC Properties will also be handling the water and sewer infrastructure to tie into the system.
With the annexation request approved, they can now move forward on getting permits to start construction. No information was yet available about potential tenants for the new commercial development in the area.
This marks the latest request to build along the Nathan Dean Parkway corridor, the most recent coming in the new liquor store that will sit between Etowah and Coosa Drives off of Chattahoochee Drive, running parallel to the highway.
The annexation request wasn’t the only approval made during the Tuesday council session.
Council members also gave their go-ahead to Triple C Development to move forward on developing two parcels around the Rockmart Walmart area.
A new car wash is going to be built on one combined parcel next to the Wendy’s, in a similar setup as the Cedartown Walmart. That will leave one additional parcel around Carlton Drive leading in and out of Walmart via Highway 113.
Langley noted at one point the commercial land around the outer areas of Walmart was separated into four parcels for sale, but that it was combined into two in recent years.
